Cavs, why is the tax value more than the appraisal value? Usually it's the other way around.

Good question...it was even higher @ $146,000 until we had it appraised at $123,000 and took that to a hearing at the Courthouse to try and have the tax value lowered. Gaston County slid that by a lot of folks this past year, hoping they wouldn't contest it, therefore making more money. They said the the pool was brand new, and put in since the last time they accessed the property, then asked "by the way, why didn't you get a permit to build the pool, YOU will pay a fine." Wife told em, "uhhh, NO I won't, the pool has been there 20 some years, YOU should keep better records." :rofl:
anyway, they seem to think the appraiser didn't take the pool into enough consideration like they did. A pool does cost money, but it doesn't add to the value. It can actually make it harder to sell. We coulda sold the house a while back a couple times, and that's when we had it listed at 129,900, but the people didn't want a pool. We actually did have it sold at that price within a couple of weeks, but the fella was at the bank ready to sign the loan papers, and backed out at the last minute. Said he decided he didn't want the payments. :teeth:
The Real Estate Company has hardly done anything to try and sell our house. They have vested interest in newer property, which we did not know about until after we were with them for a while. Took us a while to research and figure out what was up with them, cause we had used them in the past, and they were great. But not anymore. :nono:

moving closer to our work, and to where the kiddies attend school, (better district). The rush is because we close on our new house in less than a month.
