I'm looking at a few houses in the Chantily neighborhood. They're pretty small- 900-1100sf homes. They look pretty shitty, but I want to remodeling it. I'd like to add a bedroom, bath, fix up the kitchen and add a family room.

Has anyone had experience doing this? I can live w/ my folks (no rent!) for a few months for free while doing this.

Any advice or tips? Recommendations of builders?

My advantage is that I sell building materials (siding and backer board) so I can get those materials FREE.

forgot to mention-

most of these homes are priced around $160k to $200k. I wonder how much it costs to remodel.

double that? You mean it would cost me $160k more?!?!?Not really. That's a little overboard. Honestly, I would say around 50k should get you going pretty well. I know pwople that spent over 200K just in the kitchen.

Yeah... I'm not looking to break the bank. granite countertops and tile floors in kitchen and bath. Basic lamenent hardwoods in great room and carpet in bedroom.

Hell, I'm the only person who'd be living there. No wife or kids... that I know of.

Chris, I reckon if you've got the know-how and the skills to do it, it could be a really rewarding experience. If not, it could be a bloody nightmare. Good luck :).

Consider what the house will be worth when you're done. Will the money you put into it improve the value like it did the house? Will you have trouble selling it because of the neighborhood?

The neighborhood is 2 miles from downtown. It's in an awesome location. The houses in the neighborhood need some work.

Personally, Chantilly is overpriced for the square footage and the condition of most of the homes. It is an excellent location as I am just across Independence and can be downtown in 4 minutes or less. Southend in 7. And University in about 15. Matthews in 10. It's great.

Actually, you take a lot more of my dinner money than my lunch money. I wanted to tell you that the Pastrami was excellent the other night. And the mustard......perfect. :xyzthumbs

Plaza Midwood is already through the roof. Belmont is taking some serious hits too. Seems they realize that those streets connect.

My realtor has a place in belmont. He asked if I was interested in that neighborhood. I told him I didn't want to get killed.

Well.....sometimes you gotta dodge a bullet or two, but the gunfire usually comes from the west.
