100% useles in my case. He told me I didn't have the proper vent covers but failed to mention that I didn't have a proper outlet for a refrigerator and that the plumbing was as bad as it could possibly be. The structural engineer failed to mention a section of rotten sill and beam.

I do know a guy that's actually really good if you still need one, but I reckon you don't since you already bought the house.

Get his address. We will all take turns dropping off termites at the base of his house for about 3 months.

I've been in it for a year and realize every week how I got screwed. One things for sure, my next purchase will be much more educated.

Housing Inspectors are payed by the house. Ones recommended by busy real estate agents are only concerned with getting in and out and on to the next house. if something is outrageously bad they may catch it. Pay extra for more time or try to get something signed saying they will be responsible for anything they miss. Only way to get them to be honest.

Ya know. I hear stories like this all the time how someone got in a house and it wasnt nearly what they thought it was, problem after problem.
But I rarely hear that people lose their ass in this type of situation. I guess Im saying that there will always be problems with any house, but you likely will be able to pass it right along without much of a loss other than sweat and a little heart. I hope so.

The plumber said it was the worst mess of pipes he had ever seen and suggested just hoping for it to blow up so insurance would cover it. I want a new house.

if you can prove negligence on the home inspector, you may be able sue. I'd call a real estate attorney and ask their opinion.
the previous owners had to sign a document listing anything they knew of that was wrong..

They will never sign something like that. They even have disclaimers that they only report what they can see. If you something going on behind your walls you won't even know. The resident of the house we bought has such a cluttered attic space he missed the leak in the roof because he couldn't see it.
If you need an inspector for a new home hire your own. Never let the realtor pick one for you. In fact, I think it is against their ethics code to do so and can cost them their license. That is what a relator told me.

then again, the plumber could be telling you this so he can make a ton of $$$ off you.

that would make sense if he were suggesting I replace it all, but he suggested living with it until it becomes a rental or I sell it

He should have told you to go back to the seller and ask for some money off the house due to the future repairs that needed to be made.

if you sell it, you'll have to sign a disclosure statement of the conditions components of the house...
It'll be hard to lie given you tore out the drywall and had a good look at the plumbing.

it works fine, just kills the pressure
The problem isn't the condition of the pipes, it's the layout and mix of types of pipe.

I hope you used a different engineer than the one you gave me a few months back. We used him. He invoiced me for $671 for 1 hour visit and a written report that said nothing that we didn't already know. He has returned ONE of my 24 phone calls and 4 faxes to his office. Yeah, good one.

he was reccomended to me, knowing what I know now I wouldn't have gave you his name

Yeah. Our Lawyer advised against paying his fee based on the crap report he wrote. So we didn't. I still have the money and will send it to the lawyer when the time comes. The guy hasn't even called me back 4 months later to find out where his money is.
